We offer a variety of property management services to our clients. Establishing the goals of each of the communities is the first step. With our knowledgeable staff and experience delivering exceptional results, there is no task we can’t handle. Our services include but are not limited to:

  • Establishing, monitoring and maintaining effective, safe and sound property management policies and procedures within each property we manage.
  • Planning, directing and overseeing daily operations of each property.
  • Coordinating onsite staffing to include recruiting, hiring, training and development of cohesive management teams.
  • Consistent and relevant training for all on-site and support staff members.
  • Developing and administering of annual budgets, income forecast preparation and cost projections per property.
  • Monitoring all aspects of leasing, marketing, cash flow management, collections, reports and record management for each asset.
  • Sourcing and qualifying vendors and suppliers and negotiating sales and lease agreements to ensure the best products and services for each community/owner.
  • Conducting property inspections and internal systems audits to ensure quality pricing and service levels.
  • Monitoring changing market conditions while maintaining high occupancy levels, implementing rate increases, and developing appropriate marketing strategies to maximize each property’s operations.

In addition to day-to-day property management, we offer potential and existing clients with the following additional services:

  • Customizable financial reporting on a monthly, and quarterly basis.
  • Detailed due diligence and inspections of prospective new asset acquisitions.
  • Coordination and project supervision of major project renovations and construction build outs on newly acquired or existing projects.

RISING VIEW (BELLEVUE, NE)

  • Burlington Capital is the developer and property manager of military housing at Offutt Air Force Base in Bellevue, Nebraska
  • The 50-year project involves the conveyance of 2,600 housing units, demolition of 1,874 units, construction of 914 new units, major renovation of 458 units and historic renovation of 26 units
  • $240 million development effort, includes inventory of 1,640 units
  • Received outstanding Air Force award

Veterans Housing

Burlington Capital has expertise in the development of affordable housing for our nation’s Veterans. Burlington Capital seeks to develop affordable housing by utilizing the federal tax credit program in conjunction with the local Veteran’s Affairs Medical Centers and local housing authorities. By utilizing existing federal programs and leveraging private financing Burlington Capital seeks to create quality, affordable housing to Veterans most in need.

VICTORY APARTMENTS & OFFICES (OMAHA, NE)

  • Selected by U.S. Department of Veterans Affairs to develop co-located housing and services for homeless Veterans.
  • 90 apartments plus 60 additional under development
  • Project was financed in part by 9% Low Income Housing Tax Credits (LIHTC) and project based section 8 VASH vouchers
  • Received the Charles L. Edson Tax Credit Excellence Award

VICTORY PARK (LINCOLN, NE)

  • First multiphase, campus enhanced use lease (EUL) in partnership with U.S. Department of Veterans Affairs
  • First phase provides 70 apartments serving homeless veterans
  • Financed in part by 9% Low Income Housing Tax Credits (LIHTC) and project based section 8 VASH vouchers
  • 60 acre campus planned to include medical services and additional housing
  • 2020 recipient of the Charles L. Edson Tax Credit Excellence Award

New Construction & Lease Up

Burlington Capital’s full-service real estate capabilities include development, project finance and construction services provided in support of its affiliated investments, on behalf of institutional clients and for our firm’s own account.

We have particular expertise in:

  • Acquisitions of existing multifamily properties
  • Site selection, entitlements and permitting for new development
  • Coordination and project supervision of major project renovations and construction builds outs on newly acquired or existing projects
  • Project finance including financial advisory, construction and permanent financing, tax-exempt bound underwriting, Agency lending and syndication of tax credits
  • Pre-construction services and constructing management

We have established leasing and marketing policies and procedures designed to help leasing personnel develop their sales techniques. Corporate level support for site marketing/leasing is provided by our Director of Training and Marketing Strategies who in addition to working with site and regional staff also directs our in-house marketing group. Conference call training is also conducted to address topics ranging from site specific to more global in nature.
